What are floorplan services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a floorplan service, an appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service necessary?

Disputing property taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more space than you have! Unless a certified appraiser has performed a recent evaluation or home measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before contesting your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A measurement service can secure fair market value for your house. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since these values are often approximated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your home, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service completed by a certified appraiser (after any renovation that may have affected square footage).

Information for agents

To make certain that your client's property closes at a price that correctly reflects market value, we suggest asking for a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic for attracting potential buyers since they can see the layout and details of the property before and after touring.
